Four Reasons to List Your Home for Sale NOW

Most people who follow Real Estate in Indianapolis know that we are experiencing a strong seller’s market. Still, some potential sellers are still on the fence about whether or not to make a move.

Here are four reasons why now is the time to list your home for sale.

1. Low Inventory and High Demand

The Metropolitan Indianapolis Board of Realtors (MIBOR) notes in their latest market report that buyers greatly outnumber sellers. We’ve seen inventory drop 17%.

Image result for balance scale image freeWhat does this mean for you? Think back to your senior year Economics class. It is simple supply and demand. When inventory is low, price goes up! Homes sell faster and for more money.

According to MIBOR, median sales prices are up 12% and on average, sellers are receiving 94% of their asking list price. This means that you can maximize your equity and get the most out of your investment if you sell NOW.

2. Low (But Possibly Rising) Mortgage Rates

Mortgage rates have been reliably low for the past several years. This encouraged borrowing and boosted the recovering economy. Mark Greene with Forbes Magazine says that adjustments based on the economy recently boosted rates from around 3.5% to 4.25%. Future adjustments could push them as high as 5.75%.

What does this mean for you? While people will always be willing to buy homes for a variety of reasons, they may feel more confident buying and possibly spending more money when they know that their cost to borrow is lower.

With low rates, buyer confidence is high. The possibility of rising rates in the future makes your perfect time to sell NOW.

3. New Construction Is Making a Comeback

The Builders Association of Greater Indianapolis reported in the Indianapolis Business Journal that 2016 was their busiest year since 2007. In 2008, only 4,566 construction permits were filed. In 2016, builders filed 5778. Hamilton and Hendricks counties were the top two for permits.

What does this mean for you? If builders are producing, potential buyers have the option of buying a brand new home and possibly picking their own personalized finishes. New home construction is stiff competition for your existing home.

As new homes become more plentiful in the future, buyers may choose to build rather than buy your “used” home. NOW is the time to sell.

Where Is @RealtyAmanda This Week? Fishers!

Fishers!

This week, I’m showing homes in Fishers, just north of Indianapolis, IN. Spurred by recent and ongowing growth, Fishers neighborhoods are well-kept and plentiful. The city has a small-town feel while maintaining close proximity to I-465 and I-69 for downtown commuters.

Parks and trails are taking over Fishers. There are more than a dozen parks and 85 miles of trailways for walking, running, or biking. Geist Reservoir provides plenty of water recreation. Of course, Fishers also boasts numerous opportunities for shopping, restaurants and entertainment, including theHamilton Town Center Mall. The Nickel Plate District is an emerging arts and entertainment hub with retail, dining, and even an amphitheater!

  

The housing market in Fishers mirrors the overall market in Central Indiana. Homes are moving quickly- many are selling in as little as one month. Potential buyers should act quickly and come to the table with a strong offer. Potential sellers should take advantage of low inventory and get their home out there in this hot market.

Where Is @RealtyAmanda This Week? Holy Cross!

Holy Cross Neighborhood!

Well, I’m right at home! I’m proud to highlight my own neighborhood, Holy Cross, in the blog this week. I’m excited about the opportunities for both buying and selling in this tight-knit community on the Near East-side of downtown Indy.

We regularly walk to neighborhood hot spots like Flat 12 BierworksDorman Street SaloonHoagies and Hops, and Indiana City Brewing. This week, I’m showing homes in the Castleton area on the north side of Indianapolis Built in the 1980s, The neighborhoods along 91st Street between Allisonville and Masters are quiet and well-established while maintaining close proximity to I-465 and I-69.

Walk to Sahm’s Park for golf, playgrounds, picnicking, swimming, and disk golf. Of course, Castleton also boasts numerous opportunitues for shopping, restaurants and entertainment, including the Castleton Square Mall. Nearby 96th Street is home to several local breweries for beer lovers (and the ones who love them!) Redemption Ale Works, Sun King, and Books and Brews are all in close proximity.

 

 

The housing market in the 91st Street corridor is varied depending on if you are looking for a single family home, condo, or attached duplex. Homes are moving quickly- many are selling in as little as one month. Potential buyers should act quickly and come to the table with a strong offer. Potential sellers should take advantage of low inventory and get their home out there SOON in this hot market. Recent prices range between $70,000- $300,000.

Check the listings! Some neighborhoods boast Homeowner’s Associations that provide outdoor upkeep and snow removal! This is perfect for buyers who are looking for low-maintenance living.
